Residential Property Services
Our substantial and dedicated team of residential property lawyers are able to provide an independent, fast, efficient and reliable service in all residential property transactions including sale and purchase, remortgages, transfers by way of gift and residential lettings.

In addition we offer advice on joint ownership and can prepare Trust Deeds to accord with your instructions. We appreciate that a house move is perceived to be a stressful time but aim to remove that stress where possible. We ensure good communication at all times with our clients, the legal representatives of other parties in the transaction and the Estate Agents. The usual stages of a residential purchase and sale are summarised below.

We are an established (CQS) accreditation holder – the mark of excellence in home-buying.  The firm underwent a rigorous application and assessment by the national Law Society to become part of the CQS initiative, which recognises high quality in residential conveyancing. CQS has the support of the Council of Mortgage Lenders, the Building Societies Association, Legal Ombudsman and the Association of British Insurers.

Buying a Home

Establishing the chain
We first help establish that the chain of transactions is complete and will let you know how far the chain extends and make sure that all parties appear to be ready to proceed before you instruct us to undertake any work. This helps ensure that you avoid any unnecessary expense.

Preliminary Enquiries
The seller's solicitor will send us a contract which includes details of the Sellers ownership of the property (known as "title") and any other relevant documents for the property you are purchasing. We examine the contract to ensure that it agrees with your instructions and does not contain any unacceptable provisions. We check the title documents to confirm that the seller has the right to sell the property and send any enquiries to the seller's solicitor and carry out any necessary searches. We will report to you on the documentation received and discuss with you any areas of concern.

Exchange of contracts
Once we have satisfactory responses to our enquiries and searches, the contract can be approved. You will need to ensure you have obtained any necessary mortgage at this stage. Contracts can then be formally exchanged so that all the parties involved in the chain are committed to complete their transactions on an agreed date.

Completion
After exchange, we make any final searches and prepare any relevant documents for you to sign. We request the mortgage funds and let you know if we need any balance to complete the purchase. On the completion date, we transfer the purchase money to the bank of the seller's solicitor, using our own secure electronic payment terminal. After completion we deal with any stamp duty land tax requirements and register your ownership (and any mortgage) at the Land Registry before sending the deeds to your lender who retains them for the duration of the mortgage. If you have no mortgage, you may choose to store them, free of charge, in our security vault.

Our business relation with Sophie cannon in two separate occasion has been very professional, we found her approachable person it has ever been our pleasure to deal with. People are often quick to criticise and slow to praise but we feel no amount of praise high enough for Sophie Cannon.

You've been by far the best solicitor I've ever worked with!

blockquote_top
“Thank you Samantha and again to you Natalie!!! You've been by far the best solicitor I've ever worked with!” I was impressed from start to finish and being based in the U.S. before entering into this process I was concerned it’d be difficult keeping up to date with proceedings with the added pressure of dealing with a government 2nd charge on the property. Natalie you were excellent and on the ball from day one, kept me in the loop for each and every stage, helped ease the time zone and communication challenges and was hugely important for the sale of this property going smoothly and keeping us calm! I cannot thank you enough, a true professional who made this experience seamless. Thank you Natalie!!!!!
