The usual stages of a residential purchase and sale are summarised below.

Buying a home

Establishing a chain
We first help establish that the chain of transactions is complete and will let you know how far the chain extends and make sure that all parties appear to be ready to proceed before you instruct us to undertake any work. This helps ensure that you avoid any unnecessary expense.

Preliminary Enquiries
The seller’s solicitor will send us a contract which includes details of the Sellers ownership of the property (known as “title”) and any other relevant documents for the property you are purchasing. We examine the contract to ensure that it agrees with your instructions and does not contain any unacceptable provisions. We check the title documents to confirm that the seller has the right to sell the property and send any enquiries to the seller’s solicitor and carry out any necessary searches. We will report to you on the documentation received and discuss with you any areas of concern.

Exchange of contracts
Once we have satisfactory responses to our enquiries and searches, the contract can be approved. You will need to ensure you have obtained any necessary mortgage at this stage. Contracts can then be formally exchanged so that all the parties involved in the chain are committed to complete their transactions on an agreed date.

Completion
After exchange, we make any final searches and prepare any relevant documents for you to sign. We request the mortgage funds and let you know if we need any balance to complete the purchase. On the completion date, we transfer the purchase money to the bank of the seller’s solicitor, using our own secure electronic payment terminal. After completion we deal with any stamp duty land tax requirements and register your ownership (and any mortgage) at the Land Registry before sending the deeds to your lender who retains them for the duration of the mortgage. If you have no mortgage, you may choose to store them, free of charge, in our security vault.

Selling a home

Contract
Once a buyer has been found we prepare a contract which we send to your buyer’s solicitor and deal with any subsequent enquiries and obtain your detailed instructions as necessary.

Exchange and Completion
We arrange the exchange of contracts and deal with any requisitions raised by the buyer’s solicitors. we approve the transfer document, arrange to redeem any current mortgage you have and account to you for any balance due.
